Land subdivision in Loja: requirements and process

A subdivision is the procedure that lets you legally divide a lot into two or more plots, in urban or rural land of the Loja canton. It's filed with the Urban Regulation and Control Office and requires, among others, a valid IPRUS, the historical and boundary certificate, the water and sewer feasibility (UMAPAL) and the electrical no-impact certificate (EERSSA), plus the georeferenced subdivision drawings (physical A1 and digital DWG/DXF), signed by the owner and an architect with municipal registration.

What the subdivision plan requires

A georeferenced topographic survey of the current state (with roads, geographic features and constraints), the subdivision proposal —layout, boundaries, areas, setbacks and road contribution—, the road geometric design integrated into the urban or rural system and, where applicable, the green-area design.

The feasibility certificates

Water and sewer feasibility from UMAPAL (for urban lots), an EERSSA no-impact certificate when an electrical line crosses the site, and a geological, geotechnical and hydrological report with hazard analysis depending on the zone.
